The fund is a Tax Transparent UK Limited Partnership and is an exempt unauthorised unit trust for pension trustees and charities. Investment Strategy
Imperium develops and invests in property within the South-East of England within the residential sector. We seek, build and develop opportunities ranging from large residential properties through to high-end luxury student apartments to fulfil the high demand from Royal Holloway University and its 9000 students. The strategy is to develop schemes up to 10 units in London and the Home Counties. Although project time varies between developments, we aim for schemes to run between 9 and 18 months. The secret of our success is specialising in this lucrative market that caters increasingly to foreign Students from Europe, the Middle and Far East. We will work with individual investors and can build unique and tailored investment structures around our projects.
The Market
We specialise within residential property due to the consistently increasing demand and undersupply creating reduced risk with high, more stable returns. Although across the United Kingdom markets have in recent years been more volatile, overall London and the Home Counties have performed well and gained a reputation as an international safe haven for investors. These factors combined with a shortage of development finance have created an opportunity for the Imperium Fund to capitalise on.
Fund Structure
Imperium Property Development Fund is as an Unregulated Collective Investment Scheme (UCIS) and set up as an English Limited Partnership with an Exempt Unit Trust front end to enable investments from pensions including SIPP (Self Invested Personal Pensions), SSAS (Small Self-Administered Schemes) and FPT (Family Pension Trusts). The Fund is open to investment from sophisticated investors and qualifying investors including experienced property investors. Once you have invested with Imperium you will receive a half yearly fund report prepared by the Asset Advisor. We will endeavour to keep you up to date with project progress and work on a basis of absolute transparency with our financial investors and stakeholders.
